King Street Crossing is a 50-acre mixed-use campus in Littleton that is now undergoing redevelopment by property owner Lupoli Companies. Over six months, Siena managed several renovation phases, including infrastructure upgrades for the landlord and a full interior fitout for a new tenant.

Base Building – Siena led a $1 million campus-wide infrastructure upgrade across the 500,000-sf site. Because the property had been offline, many facilities needed major systems overhauls. Siena’s team reworked existing MEP systems and installed new rooftop units, chillers, and cooling towers to prepare the buildings for future tenants.

Tenant Fitout – HIPER Global, a computer hardware manufacturer specializing in defense-based solutions, leased space in King Street Crossing’s Building A. Siena delivered a $1.5 million interior renovation and fitout of 67,000 sf, creating new standard and high-value warehouses, production areas, a kitchenette, and offices, while integrating existing spaces.

Siena worked closely with Lupoli Companies, HIPER Global, and the design team at Margulies Perruzzi to complete the project.
